Studio Marsaglia offers a highly qualified and professional condominium administration service, also thanks to the experience gained over the years.
The main objective is to ensure maximum transparency and efficiency in the management of the Condominium, trying to minimize costs and maximize the quality of the services offered.

Residents are provided with access to a personal area, where they can consult information and documents relating to their Condominium and personal data.

ADMINISTRATION SERVICES

The direct manager of the condominium administration sector is the geom. Alessio DE SALVO, who has been managing Condominiums since 1995.

In addition to what is required by the regulations regarding the duties of the Administrator, it offers the following services:

  • Double legal protection ANACI;

  • Insurance coverage on the work of the Administrator to protect condominiums with RC Policy with a ceiling of €2,500,000.00;

  • Remote Assemblies with videoconferencing;

  • Consulting for compliance with plant regulations;

  • Accounting management of condominium expenses of an extraordinary nature, contacts with suppliers and management of maintenance contracts;

  • Management of tax deductions;

  • FREE access to Condominium data: using a special password, each Condominium can view their accounting situation in real time, the condominium account statements, the updated accounting register, report disservices and receive information on the status of interventions, update their data, view documents relating to the condominium, etc. Access also via "App" downloadable on "play store"/"app store" - my condominium;

  • "EUROP ASSISTANCE ITALIA SPA" home assistance policy  for each housing unit, which guarantees immediate assistance for unforeseen events (the foreseen conditions will be sent upon activation);

  • Payment of condominium fees at the office, or by bank transfer, credit card or debit card or by MAV Bancari bulletins, arrow bulletins, delivered directly to the condominium's home;

  • Convenient assembly given the willingness to carry out the same in the premises chosen by the condominiums, despite having the possibility of a free room inside the Studio, able to accommodate up to 30 people;

  • Accounting reporting also guaranteed on a monthly basis for verification by the Condominium, the Councillor, or the Auditor. The bank account statement of the Condominium is always available at our office for viewing by any Condomino who requests it;

  • Willingness to preventively evaluate expenses with the Condominium Council, and to participate in meetings, if necessary, with the Public Administration and related entities for condominium interests; 

  • Live simulation through our management system, even during condominium assemblies, of the preventive allocation of expenses, in order to allow a correct and safe evaluation of the condominiums and, if necessary, to print the minutes directly at the assembly;

  • Keeping of the condominium registry containing the personal details of the individual owners and holders of real rights and personal rights of enjoyment, including the tax code and residence or domicile and the cadastral data of each real estate unit as well as any other data relating to security;

  • Keeping of the register of the minutes of the meetings, of the appointment and revocation register of the Administrator and of the accounting register;

  • Privacy management as defined by EU Reg. 16/679.

 

For the Condominium Administrations sector, the Firm observes the following opening hours without an appointment: 

Monday, Tuesday, Thursday and Friday from 10.00 to 12.00  /  Wednesday from 10.00 to 16.00.

  • view general information about your Condominium

  • view documents relating to your condominium (Condominium Regulations, Minutes of Assemblies, Financial Statements, etc.)

  • check your accounting situation

  • update your data
